We are excited to announce that Melissa Ferenc, Vice President of Underwriting, has been named the recipient of the 2025 Kim Newby Heart of a Champion Award. This honor recognizes a Waterstone Mortgage team member who embodies purpose, authenticity, enthusiasm, and positivity — qualities that Melissa consistently demonstrates in her role and beyond.
As our fifth award winner, Melissa follows in the footsteps of previous recipients of this prestigious honor, which was first introduced in 2021. The Kim Newby Heart of a Champion Award is presented at the start of each year to an employee who exemplifies exceptional qualities, just as Kim Newby, our former SVP of Product Development & Investor Relations, did before she passed away in 2023 after a brave battle with cancer. The award is named in her honor and reflects Kim's legacy of caring, grace, and commitment to others.
The Kim Newby Heart of a Champion Award
The Kim Newby Heart of a Champion Award is presented to a Waterstone Mortgage employee who:
- Demonstrates an extraordinary level of care, concern, and commitment to teammates
- Represents the company with grace and dignity, both internally and externally
- Authentically makes a positive impact in the lives of their colleagues
This award is meant to honor someone who brings purpose, enthusiasm, and positive energy to the workplace, and we can think of no one more deserving than Melissa Ferenc.
A Leader Who Inspires
In her role as Vice President of Underwriting, Melissa oversees the underwriting process, ensuring that we have salable loan files and a smooth, efficient workflow. She manages a dedicated team of underwriters and underwriting managers, collaborating with teams across the country and coordinating with departments like Processing and Closing to close as many loans as possible while minimizing risk. Her leadership is both effective and encouraging, and she even jokingly refers to herself as “a glorified adult babysitter”— but she is truly a gifted and talented leader.
Her colleagues consistently praise Melissa’s problem-solving abilities and her dedication to helping others succeed.

A Passion for Making a Difference
Melissa’s favorite part of her job is finding creative ways to get loans closed. She thrives on the challenge of putting all the pieces together to help borrowers secure their homes. “What makes me happiest is seeing my team grow and succeed,” she says. “Whether it’s an LO or an underwriter learning new skills, I love watching them evolve and reach their potential.”
Her team appreciates her unwavering support and expertise.

Melissa cares about everyone and treats everyone with dignity and respect. Even when we ask dumb questions or miss obvious information, she doesn't make you feel stupid. A Humble Winner
When Melissa learned she had been selected as the 2025 Kim Newby Heart of a Champion Award recipient, she responded with her typical humility. “Honestly, I laughed — not in a funny way, but in a ‘Wow, I never thought I’d win this award, especially considering the past recipients,’” she says. “Working hard, being creative, and trying to keep everyone happy is just part of the job, so it’s truly humbling to know that enough people felt I deserved this. I am honored.”
Melissa’s approachable and respectful demeanor makes her a valued colleague, not just for her expertise but for her positivity and willingness to help wherever needed.

A Fulfilling Life
Outside of work, Melissa has a fun-loving side. She enjoys attending raves (yes, raves!), and is passionate about music and travel. With a strong circle of friends, a supportive mom, and her adorable cat Chairman Meow, Melissa has plenty of support in her life. She also jokes about being single, saying, "If anyone knows a nice man, I’m open to being set up!" But with her qualities and energy, we’re sure she’s got no shortage of admirers.
